Ratio International Co., Ltd., 39 Soi 61 (National Housing Authority), Khlong Chan, Bang Kapi, Bangkok 10240, is the data controller for the personal data you enter on this site: your name and contact details, and anything else you choose to add, such as a budget or details of your property. It uses this data to reply to you and to provide the service you ask for and, only if you press "Accept" on the cookie notice, to measure its adverts as described below.

Form messages go to Peung Rati's mailbox (Gmail, a Google service), and a copy is kept in the site's admin system. Your data is not sold or passed to anyone else, apart from the hashed details sent to OpenAI as described below. If you tick the box for news, Peung Rati sends you new properties, and you can stop this at any time. If you write through LINE or WhatsApp, those apps handle your messages under their own terms.

The site uses the Meta Pixel (Facebook) to measure visits from its Facebook adverts. It sets a cookie named _fbp and tells Meta which pages you open. Only if you press "Accept" on the cookie notice, it also loads the LinkedIn Insight Tag and the ChatGPT Ads (OpenAI) pixel, which measure visits from its LinkedIn and ChatGPT adverts and tell LinkedIn and OpenAI which pages you open. When you fill in a contact form, the OpenAI pixel also reads the email address, phone number and name you enter and sends them to OpenAI as one-way SHA-256 hashes, so that OpenAI can match the visit to ChatGPT accounts for ad measurement. "Cookie settings" at the foot of every page changes your choice. Your choice of light or dark display stays in your own browser.
