Gross yield

A year of rent divided by the price, before costs. Good for quick comparison.

Net yield

After common-area fees, tax, repairs, management and vacancy. Peung Rati works it out in the Investment Sheet.

Rent cover

Monthly rent divided by the payment. Above 1× means the rent covers the payment on its own.

After the promotional rate

Promotional rates usually cover the first 3 years. The 6% line shows whether you can still afford the payment once the rate floats.

How the numbers on this site are calculated

Yields and loan payments on this site are estimates, worked out from the price and from the income stated by the owner, the seller or the lease on the date shown, and may change.

Figures on property pages

  • Gross yield = monthly income × 12 ÷ asking price × 100, before costs. Each figure names its income basis: contract rent, asking rent, or revenue before costs (hotels, Airbnb).
  • Net yield on property pages = monthly net income as stated by the seller × 12 ÷ asking price × 100. Buying costs are not included.
  • Estimated payment: an 80% loan at 3.0% a year over 30 years, and the same loan at 6%. Income cover uses rent or net income only, never revenue before costs.
  • Simple payback (years) = asking price ÷ (monthly income × 12), from rent or net income only, never from revenue before costs. Rent is taken before running costs, and buying costs are not included.

The calculator

  • Enter rent to get gross yield, or net income to get net yield. A full net yield = (annual rent − annual costs) ÷ (purchase price + buying costs) × 100; costs include management, common fees, taxes, repairs and vacancy. Peung Rati works it out in the Investment Sheet.
  • Short-stay or Airbnb income moves with the season and occupancy, unlike annual tenants or subleases.

Closed deals are shown as track record. They do not guarantee the returns of other properties or future results. Prices and availability may change without notice. This is not investment advice. Check the documents and the lease, and consult your bank or a tax adviser before you decide.
